I understand and agree to the following conditions:

1. I have reviewed the Rules and Bylaws for the building and agree to follow them.
2. I agree that no more than one dog (NOT to exceed twenty-five pounts when fully grown) or two cats per unit are allowed
3. I shall notify the superintendent and request an inspection of the elevator immediately prior to using the elevator. Upon completion of the move or delivery, I shall forthwith request a re-inspection of the elevator and affected common elements.
4. I shall be liable for the full cost of all repairs to any damage, which may occur as a result of the use of the elevator by me or my agents. I shall accept the cost of repairs as assessed by the Manager and acknowledge that any damages will be billed to the unit ledger and considered as condominium fees for the purposes of collection.
5. I will arrive at the beginning of the reservation time. If there is delay for arrival, I agree to notify the superintendent and acknowledge that the move/delivery must be completed by the end of the reservation booking time. I shall only use the elevator during the term of the reservation.
6. I shall take reasonable precautions to prevent unauthorized entry into the building during the term of the reservation.
7. I shall not obstruct corridors and elevator lobbies prior to, during or after the term of the reservation.
8. I agree that the protective pads shall be in place prior, during and after and/or until the completion of the final inspection.
9. I agree that dogs are NEVER permitted

2. in the Fitness Room
3. on the terrace
I agree that all dogs must always be on a leash within the building and anywhere on Grand Property.
10. I agree that the garbage chute on each floor is for SMALL bags of regular garbage only. I will take cardboard, pizza boxes, large garbage bags, recycling, and organic waste to the garbage room.
11. All paperwork required as part of a change in residency must be submitted to the property management office by the resident prior to occupancy of the unit.
12. Departing tenants must return keys and fobs to the owner or agent of the unit, the superintendant will not accept keys.

 I hereby acknowledge that I have read this Agreement and I agree to abide by the Rules of the Corporation in force. I agree my booking fee payment is final and non-refundable and any changes to my booking will incur a repayment of the booking fee.

I, the Resident identified above, do hereby agree to enforce the following regulations:

Any violations of this Agreement will result in this Agreement and future Club Room Bookings being cancelled, included the right to make new Club Room Bookings 6-foot physical-distancing public health regulations must be followed. face masks must be worn uless eating or drinking
1. If payment for any charges or cleaning fees levied from this agreement are not paid within 30 days of invoicing, this Agreement and any future Club Room bookings will be cancelled, including the right to make new Club Room bookings.
2. Tables may not be moved closer together, no additional tables permitted. After using the Club Room, please clean up, return furniture to its proper location, turn off the entertainment system and lights, dispose of your garbage, clean the washroom and make sure all windows and the terrace door are closed.
3. Clean the countertop and tables thoroughly, before and after use. The Club Room, washroom and hallway MUST be left in a clean condition following use. A current board member fo the GRAND (Board Member) will perform an inspection after each booking. If a special cleaning is required (in the Board Member's sole opinion) Resident shall have 24 hours (after being notified) to remedy the violations to the Board Member's satisfaction, filing whic a cleaning fee (minimum $50) will be payable.
4. The Resident will pay for the repair of all the damages or expenses incurred by the GRAND resultung from willfull or negligent acts of persons permitted into the Club Room by the Tenant.
5. If any charges levied to the Resident under this agreement are not paid within 30 days, Clause 1 above shall be executed.
6. Pets are not allowed in the Party Room or on the Terrace.
7. DO NOT throw large garbage bags or items like pizza boxes into the garbage chute – it causes a jam and will result in a $50 garbage chute cleaning fee. Leave large bags and boxes in the proper bins in the Garbage Room. If you wish to donate returnable bottles/cans to our Landscaping Committee, there is a labelled bin beside the recycling bins in the Garbage Room.
8. Resident will not sell or permit the sale of any alcoholic beverage in the Party Room, as prohibited by the Government of Ontario. No one under the legal drinking age will be served alcohol. Resident will ensure compliance will all local and municipal liquor laws and will indemnify the corporation of all responsibility for any costs or damages that may incur as a result of the party and specifically as a result of the intoxication of a guest.
9. The maximum number of people allowed in the Club Room at one time is 35 persons. Exceeding 35 may result in forfeiting future room usage.
10. Reservations will be made with the building superintendent and are accepted (for eligible Residents only) on a first-come, first-served basis. Friday evenings cannot be booked, used by GRAND Social Committee.
11. Any bookings may be cancelled without notice in the event of a COVID-19 positive case, known potential exposure or changes to Public Health requirements regarding social gatherings.
12. Use is restricted to the Club Room during the reservation period. No partying in building hallways, quiet is required in the hallways. The Terrace must be shared with other building residents and their guests.
13. Club Room may not be used for commercial purposes.
14. No signs or decorations are to be affixed in any way to the walls, doors, ceilings or windows of the Club Room or the hallway outside the Club Room. All costs to clean, repair or repaint these areas will be borne by the Resident.
15. 16. A zero-tolerance policy for drugs or fighting anywhere on the property applies. No illegal or unlawful activities are permitted.
16. Smoking is strictly forbidden in the Club Room. No open flames are allowed; this includes decorative or scented candles.
17. The Resident agrees to reduce noise level by 11 pm and discontinue parties by midnight. Any noise emanating from the Club Room should be kept at a minimum level in consideration of nearby Residents. Keep noise to a minimum while entering and exiting the building.
18. Overnight usage of the Club Room is prohibited.
19. The GRAND reserves the right to contact the City of Cambridge Bylaw Enforcement Officer to enforce any pertinent bylaw and/or cancel the function immediately should Resident fail to comply with the above noted stipulations.
20. The Resident and guests agree to indemnify and save harmless The GRAND from any liability, damages, suits or actions which may result from the use or misuse of the facilities by themselves or their guests. The agents and employees shall not be liable for any losses, damages, thefts or expenses incurred by any of the participants in the Event. The Resident shall defend The GRAND against any claims arising from the use or misuse of the facilities by themselves or their guests and shall pay all costs, legal fees, etc. that result from any such claims.
21. This Agreement is subject to the Declaration, Bylaws and Rules of The GRAND. The GRAND reserves the right to cancel this agreement at any time.
